Sustainability Story of The Sarai at Toria

The Sarai at Toria is one of those places where sustainability is not an added layer, but the foundation on which everything rests. Near Khajuraho and the Panna landscape, it brings together low-impact design, solar energy, water recycling, local employment, biodiversity, heritage interpretation, and community education.

The property’s communal areas are open pavilions rather than enclosed air-conditioned rooms, allowing climate-responsive design to reduce energy demand. The Sarai was initially off-grid with a 10KW solar unit and later upgraded to Madhya Pradesh’s net-metering system, making renewable energy part of its operating story.

Water conservation is practised through greywater recycling, riverside clean-up drives, and staff-led litter collection during walks. Plastic bottles are avoided through an RO system, plastic is discouraged through the supply chain, bathroom amenities are plastic-free, and waste is composted, segregated, and carefully disposed of.

The human story is equally important. Local staff are trained to offer service while sharing knowledge of customs and the surrounding region. The property creates employment in an agricultural area with limited opportunities and supports local schools and environmental education.

The Sarai’s heritage is expressed through local building style, materials, and regional recipes, helping staff and guests connect with the cultural language of the region. Its biodiversity story is rooted in allowing tall grasses and endemic flora to thrive, while its founders continue conservation work in the Panna landscape.

The property has remained intentionally small, using mud, stone, wood, grass, minimal cement and steel, local materials, organic produce, and locally sourced flour. It supports neighbouring villages, local schools, environmental education in tiger-habitat schools, local nonprofits, and the Baavan Trust.

The Sarai at Toria is not trying to impress through scale. It impresses through coherence. Every choice seems to understand where it is.
